LAGOS, Nigeria – The Lagos State Government unveils plans for a new tenancy law aimed at stopping arbitrary rent increases, excessive agency fees and fraudulent real estate practices.
Commissioner for Housing, Moruf Akinderu-Fatai, announced the proposal on Tuesday during the 2026 Ministerial Press Briefing in Alausa, Ikeja.
Akinderu-Fatai says the bill, currently before the Lagos State House of Assembly, seeks to reform the housing sector and protect residents from exploitation by unregistered estate agents.
According to him, the proposed legislation will make registration with the Lagos State Real Estate Regulatory Authority mandatory for all estate agents operating in Lagos.
Operating without registration, he says, will become a punishable offence once the law takes effect.
The commissioner explains that the bill also introduces weekend and public holiday sittings to speed up tenancy dispute resolution across the state.
Akinderu-Fatai says tenants seeking legal action against landlords must provide proof of rent payment and updated utility bills before approaching the courts.
He adds that LASRERA intensifies enforcement against fraudulent operators and recovers more than N270 million from fake estate agents between 2025 and 2026.
The commissioner reiterates that estate agency fees in Lagos should not exceed 10 per cent of total rent payable by tenants.
He says the administration of Governor Babajide Sanwo-Olu remains committed to restoring transparency, accountability and affordability in the housing sector.
